Every seller wants to realize as much money as possible when they sells their home. But a listing price that is too high often gets the seller less than a price that is at market value. If your house is not priced competitively, people looking in your price range will reject your house in favour of other, larger homes for the same price. At the same time, the people who should be looking at your house will not see it because it is priced over their heads! Overpricing usually increases time on the market.
Paint your home if it is in a state of neglect, white being the most popular colour.
Get rid of all junk, empty out cupboards and tidy up the entire house.
Clean up the interior, walls often only need washing down. Get carpets cleaned.
See that your garden is neat and attractive.
If you have a choice, sell at a time that favours sellers and in the season that shows your particular property to its best advantage ( houses with outdoor living facilities in Summer, with indoor features and fireplaces in Winter ).

Identity number and/or date of birth.
If the seller is a Closed Corporation, the attorney requires the following:
CC number
Full name/s and identity number/s of signatory for CC
If either the seller or the purchaser is a Company, the attorney requires the following:
Company number;
Full name/s of the signatory for the Company.
If either the seller of the purchaser is a Trust, the attorney requires the following:
Trust number
Full name/s of the signatory for the Trust.
If the seller is a deceased estate, the attorney requires the Letters of Executorship.
See that your house is always in a presentable condition.
Make sure that curtains are drawn to create maximum light.
Resist the temptation to talk the entire time a buyer is there, and let them discover things on their own.
